In Arizona, real estate agents MUST be licensed by the Arizona Department of Real Estate.

To obtain your real estate license, you must:

1. Take 90 hours of real estate pre-licensing.

2. Apply to take the State exam

3. Pass the exam by answering at least 70% and above correctly

4. Apply for the Real Estate License

5. Submit one set of fingerprints that is acceptable to the State Department of Justice (DOJ)

How does a real estate commission work?

A real estate commission is paid to a real estate agent who works for a real estate broker. All monies paid to a real estate agent must go through a broker first. The broker then pays a real estate commission. A real estate broker is the only person who can pay a commission and authorize a listing agreement.

How is a real estate commission divided?

Every agency and transaction is different and is determined by a number of factors. Real estate agents that are new to the real estate industry can receive a as little as 30 to 40% of the total brokerage commission. Experienced and top producing agents can receive 100% and pay a desk fee. A desk fee is a flat fee that a top producing agent may pay a real estate broker to work in the office or under their license.

What is the real estate commission for a listing agent?

With a listing agreement a home seller chooses a listing agent to exclusively market the home for sell. When the real estate listing agents marketing attracts a qualified home buyer the home seller pays a commission to the broker. The fee is typically shared between the listing broker and the buyer’s agent broker.

What about a Buyer’s Broker? How does that real estate commission work?

A buyer’s broker is when a brokerage and agent represent the home buyer. The real estate commission is normally paid by the home seller. It’s important to note the the home seller does not have to compensate the listing broker for more than listing fee agreed upon. The price that a buyer sees is often a reduced amount to only represent what the buyer is paying.
