Most people are drawn into real estate as a career because of the impression that real estate agents have the impression that real estate salaries are very high. It always seems, the local real estate agents always drove the nice cars, lived in the nice homes, and had nice things. Why? Because the real estate salaries are so much higher than the norm, right? Don’t get me wrong real estate salaries and commissions can be very lucrative for the top real estate professionals especially in areas of the country with high sales prices. In 2008, the median annual real estate salaries and commissions, of real estate sales agents were $40,150 in May 2008. The middle 50% earned between $27,390 and $64,820 a year with the lowest 10 percent earning less than $21,120. Only the top 10% of real estate agent salaries exceeded $101,860. Median annual wages in the industries employing the largest number of real estate sales agents in May 2008 were:

Lessors of real estate

32,150

According to the U.S Department of Labor, median annual wages, including commissions, of salaried real estate brokers were $57,500 in May 2008. The middle 50 percent earned between $36,420 and $93,970 a year. Median annual wages in the industries employing the largest number of real estate brokers in May 2008 were:

Most real estate agents and brokers don’t earn real estate salaries, because most income is earned based on commissions on sales. Real Estate agents are paid based on an agreement between the agent and broker. Several companies have gotten creative and offer agents additional sources of income, such as profit sharing, fees, and revenue sharing such as Nextage Realty. Nextage Realty is very unique in that it is a nationwide company allowing agents to earn much more than 100% of their individual production based upon revenue sharing.

Although there is never a fixed commission amount for agents, a negotiated fee is paid and typically split between several agents and brokers. Real Estate Salaries and commissions are shared based upon a coop agreement between brokers and agents. Although an agent's share varies greatly from one firm to another, often it is about half of the total amount received by the firm. If you list and sell a property, typically the agent will receive both sides of the real estate commissions.

Real Estate Salaries and commissions are going to obviously be dependent on the success a sales person has in completing sales. Someone who has advanced skills in lead generation, high technology prowess and the ability to network with local community events and groups they can broaden their contacts and increase their income. Most beginners should plan on not earning any real estate salary or commissions for at least 90-120 days as it takes several weeks or months to get momentum going. At Nextage Realty we attempt to jumpstart new agents careers by providing leads to get more momentum. A beginning agent should try to have about 6 months of savings prior to getting started in real estate.

If you are interested in exploring a career in real estate and want to learn more about the potential real estate salaries and commissions you can earn feel free to contact us today.

Can A Real Estate Agent salary be over $100,000 Per Year?

If you are interested in becoming a Nextage real estate agent you probably have many questions on your mind.

One of the most common questions incoming real estate agents has to do with real estate agent income potential. The fact of the matter is that there is no set answer to this question. The income that a real estate agent earns greatly depends on a number of different factors.

The number one thing that determines real estate agent income is the amount of homes that are sold. Nextage Realty offers agents another potential income stream based upon the evolutionary revenue sharing program that is offered to all agents.

As a general rule of thumb, if you sell more homes you will make more money. This is how the industry works because real estate agents do not get paid a salary, but instead a commission on each sale that they make.

Another thing that determines real estate agent income is the value of the homes that are being sold. It goes without saying that the real estate agents who are selling mansions in more expensive neighborhoods are making more than the ones who work in low priced areas.

Finally, the commission rate that your company pays will affect the income that is made. Nextage Realty offices nationwide have a very competitive programs to assist agents to make greater than 100% of their sales. Make sure that the office you choose to join is going to offer you the training, technology, and support. Ask questions about their assistance with increasing your sales, retirement plans, and opportunity to build a business.

Real estate agent income is greatly affected by this rate, and for this reason you should try to get hired by a company that offers competitive rates.

Overall, real estate agent income is based on a number of different factors. It is not uncommon for successful estate agents to earn over $100,000 per year.

If you are interested in becoming a real estate agent you should know that you have the potential to make money. But remember, your income is based on the factors listed above.

What you can expect with a career in real estate

A career in Real estate can be an exciting career decision for anyone. Because people from all different backgrounds have had success with a career in real estate it really isn’t just for the traditional “salesperson” that some might think is necessary. Skill sets, educational backgrounds, and past work experience makes less of a difference because all sorts of people can find success with a career in real estate. Usually a person thinks they have to “sell” the house but the truth is it is a service oriented business, and anyone that can put their client’s needs ahead of their own will allow them to be successful with a career in real estate.

Often times, especially in this market, people decide to enter a career in real estate straight out of high school or college, or someone who became unemployed and find themselves unable to find a job in their field. Sometimes people decide to get into a career in real estate as a second job or after retirement. It is a great part time solution to make some extra money but it’s important for agents to remain educated about the industry to add the best value to their clients.

So why do most people decide to pursue a career in real estate? There are many reasons that agents usually give. Some like real estate, some have invested before and want to learn more about it, others want a career in real estate because they like working with people and helping them. In many cases a career in real estate is desirable for people because it is an opportunity to own your own business with very little barrier to entry and low costs to start. People like to be able to manage their own schedules, work when they want to, and have the ability to earn a very good living.

Some of that is a bit overestimated, because a career in real estate can be quite consuming, but it is a very rewarding career. A career in real estate does take commitment to the career. It does take a concerted effort and a lot of planning to build a successful business plan.

A career in real estate can bring you into a lot of different arenas, whether you choose to open a real estate brokerage, go into commercial real estate, land, leasing, or residential real estate the industry is wide open to expand your horizons! Are you ready to get started?

Be A Real Estate Agent

Employment information has become a very hot topic in the media in 2011 and the desire to be a real estate agent has started to grow nationwide as well. By analyzing trends and looking at the U.S. Department of Labor, Occupational Outlook Handbook, 2010-11 we can see that the interest by many to be a real estate agent is seeing an uptick. In fact according to the U.S. Department of Labor, the trends of employment of real estate brokers and agents nationwide is expected to grow faster then the usual growth rate of people looking to be a real estate agent in coming years. Of course, the last few years have been very hard on the industry, having many exit the industry between the years 2007 and 2010. Now, with this interest in people wanting to be a real estate agent has started to increase again they will be faced with the people who have “survived” the housing bust of the past few years. Many of those that are left are established, successful, and experienced agents. How will these new people wanting to be a real estate agent compete?

According to the US Department of Labor, Occupational Outlook Handbook, employment of real estate brokers and sales agents is expected to grow 14 percent during the 2008-18 decade, faster than average for all occupations. Home sales are already seeing an increase in most areas, and economists, NAR, and other researchers agree that home sales will continue to grow. Homeownership is still seen as a good investment, and as new first time home buyers, investors, and move up buyers enter back into the market will have a need for a real estate agent.

Technology has changed how real estate agents work. For those people looking at the opportunity to be a real estate agent it will be critical that new agents realize that the way prospective customers search for homes, or find a real estate agent has changed. That is why at Nextage Realty we are so aggressive with technology and ensure that all agents on our team nationwide are provided with the greatest technology. The choice to be real estate agent is exciting and with the right tools to help you be productive and to help you be visible to buyers and sellers will set you apart from the competition.

The U.S Department of Labor, Occupational Outlook handbook also says that in addition to job growth, a large number of job openings will arise from the need to replace workers who transfer to other occupations or leave the labor force. According to the U.S. Department of Labor, real estate brokers and sales agents are older and many are expected to leave the occupation over the next decade.

As we’ve seen over the last few years the desire for many to be a real estate agent is dependent on the economy. This recession has seen many real estate agents leave the industry, but as the market increases, the benefits of the industry and the desire to be a real estate agent will increase as volume of sales increase. Although becoming a real estate agent is relatively easy to get into, there are fairly complex legal and higher end technological advancements causing costs to maintain a real estate business more expensive and difficult.

At Nextage Realty we are committed to making these barriers as small as possible. If you are interested in exploring the opportunity and interested in looking at what it would take to be a real estate agent, you need to receive the best training, the best technology to ensure you have the best chance for success. If you are ambitious, enjoy people, and are connected well within your community going forward to be a real estate agent may be the best job for you.

One of the first questions a new real estate agent may ask has to deal with real estate commission. I’ve seen many agents represent buyers and sellers who had no idea how commissions work even though they had been through the process many times before.

How does a real estate commission work?

A real estate commission is paid to a real estate agent who works for a real estate broker. All monies paid to a real estate agent must go through a broker first. The broker then pays a real estate commission. A real estate broker is the only person who can pay a commission and authorize a listing agreement.

How is a real estate commission divided?

Every agency and transaction is different and is determined by a number of factors. Real estate agents that are new to the real estate industry can receive a as little as 30 to 40% of the total brokerage commission. Experienced and top producing agents can receive 100% and pay a desk fee. A desk fee is a flat fee that a top producing agent may pay a real estate broker to work in the office or under their license.

What is the real estate commission for a listing agent?

With a listing agreement a home seller chooses a listing agent to exclusively market the home for sell. When the real estate listing agents marketing attracts a qualified home buyer the home seller pays a commission to the broker. The fee is typically shared between the listing broker and the buyer’s agent broker.

What about a Buyer’s Broker? How does that real estate commission work?

A buyer’s broker is when a brokerage and agent represent the home buyer. The real estate commission is normally paid by the home seller. It’s important to note the the home seller does not have to compensate the listing broker for more than listing fee agreed upon. The price that a buyer sees is often a reduced amount to only represent what the buyer is paying. Another option is that the home seller can credit the home buyer and the home buyer can then credit the brokerage.

So who really pays the real estate commission?

In most situations the home buyer pays the real estate commission as part of the sales price. That why for sell by owner properties are in appeal for home buyers because the sales price is usually lower because there is no commission involved.

A real estate commission can be a confusing part of becoming a real estate agent. At Nextage Elite we offer a unique real estate compensation plan that focuses on revenue share so that you can make real money outside of your commissions. That’s why we are the “WE” in real estate.

Where do you think the future of the real estate commission is going?
